Los Angeles land shortage for multi-family new construction in 2024

Developers having a hard time finding suitable infill building lots for multi-family dwellings in January of 2024. Many homes built in the 1920’s are looked at for tear-downs, partially due to the change in multi-family rezoning in California. Limited supply of level vacant land has created a shortage, pushing the prices to new highs, when New Home prices average above $1.45M, and more for dwellings that have the sought after Los Angeles Views. Some first time spec-home builders are jumping in the market, to hedge their income, from inflation, high taxes, and the high rental costs in Los Angeles, and other Southern California Cities. Home spec builders seek to maximize tax benefits from newer green energy products that save on utility costs, easier installations and were not available 30 years ago.
